the five phase NJJprocess

 

1. conceptual phase

Your vision begins with a dream & together, we bring it to life.

 

We start our journey by getting to know you, your preferences, style & unique needs. We will discuss our involvement, fee & if we are the right fit for you we develop a tailored brief that reflects your vision.

 

Through thoughtful analysis of site parameters & regulations, we explore possibilities, concepts & ideas, translating them into sketches, diagrams, spatial studies & 3D imagery, all to define the direction of your project.

2. developed phase

Approve the conceptual direction & we crack into refining the design into detailed drawings, sufficient to communicate the goal.

 

We iron out regulatory issues to ensure efficiencies in project planning & together we work to establish your exterior & interior material palette. 

 

We offer expert advice to help you identify & engage the consultants essential to achieving a purposeful design, including engineers, planners, lighting designers, interior specialists & others as may be required. 

3. working phase

The project enters the technical phase & we prepare detailed documents for building consent & construction. The finer details are resolved, specifications & schedules are completed.

 

Coordination with other consultants is a key focus ensuring actions are aligned & integrated into your design. We create high quality documentation offering ease of reference, assisting efficiencies through following phases.

 

We act as your agent in communications with Council & the outcome being the delivery of your Approved Consent/s.

4. procurement phase

Where planning turns into action & the design goes to market.

 

Contractors are selected & invited to offer proposals for the work. The right team is chosen. Contracts set clear instructions to define who’s doing what, how much it will cost & how everyone is protected should parameters change.

 

It’s all about making sure the project is ready to be built & with the right people on board.

5. construction phase

The design comes to life.

 

Our role doesn’t stop at the drawings, we visit the site to observe progress, answer questions & help resolve issues. We administer the building contract, making sure the work meets the agreed quality, timing & contractual obligations.

 

We are with you until you take possession & the contractor’s responsibilities wind down.
